These Terms and Conditions ("Terms") apply to your use of nearmeexteriors.com and to any exterior cleaning services performed by Near Me Exteriors ("Near Me Exteriors," "we," "us," or "our"). By using this website, requesting a quote, or authorizing us to perform work, you agree to these Terms.
Please read the sections on expectations, pre-existing conditions, and limitation of liability carefully. Exterior cleaning restores surfaces. It does not repair them, and it cannot undo damage that has already occurred.
1. About Us
Near Me Exteriors is a locally owned exterior cleaning company based at 13 Green Mountain Dr, Cohoes, NY 12047, serving Albany, Saratoga, Schenectady, Rensselaer, and Warren counties and the surrounding Capital Region. We provide soft washing, pressure washing, house washing, roof cleaning, gutter cleaning, window cleaning, fence cleaning, and exterior lighting installation.
2. Use of This Website
You may use this website to learn about our services and to contact us. You agree not to use it to transmit anything unlawful, to attempt to gain unauthorized access to it, to scrape or copy it at scale, or to interfere with its operation.
The content of this site, including text, photographs of our work, logos, and the Near Me Exteriors name, is our property or is used with permission, and is protected by copyright and trademark law. You may not reproduce or republish it without our written permission.
Information on this site is provided for general guidance. We work hard to keep it accurate, but we do not warrant that every description, price indication, or piece of advice will apply to your specific property.
3. Quotes and Estimates
Requesting a quote does not create a contract. A quote becomes an agreement when you accept it and we schedule the work.
- Quotes are based on the property, surfaces, square footage, access, and condition as described to us or as observed during our inspection.
- Quotes are valid for 30 days unless stated otherwise.
- If conditions on site differ materially from what the quote was based on, for example significantly more square footage, a surface type we were not told about, heavy staining that requires additional treatment, or access that requires special equipment, we will tell you before starting and give you a revised price. You may accept the revised price or cancel at no charge.
- Prices quoted over the phone or by email without an on-site or photographic review are preliminary and subject to confirmation.
4. Scheduling, Weather, and Access
Weather. Exterior cleaning depends on weather. We may reschedule for rain, high wind, freezing temperatures, or unsafe roof conditions. We will give you as much notice as we can. Rescheduling for weather carries no penalty to either of us.
Access. To perform the work we need:
- Access to an outdoor water spigot with working supply, unless we have told you otherwise for your job.
- Access to a standard exterior electrical outlet where the service requires it.
- Clear access to the surfaces being cleaned, including the ability to place equipment and, for roof and gutter work, to safely position ladders.
What we ask you to do before we arrive:
- Close all windows and doors, including storm windows and basement hoppers.
- Move vehicles, grills, patio furniture, potted plants, and other movable items away from the work area.
- Remove or secure fragile decorations, wind chimes, flags, and holiday lighting.
- Secure pets indoors, and let us know about any pet in the yard.
- Tell us about any known leaks, damaged siding or trim, loose or missing shingles, failed window seals, rotted wood, open electrical fixtures, or previous water intrusion.
- Turn off exterior motion lights and cameras if you do not want them triggered, and disarm any exterior alarm sensors in the work area.
If we arrive and cannot access the property or the work area, or the site has not been prepared as described above, we may need to reschedule the work for another day.
You do not need to be home for most exterior work, as long as we have access and clear instructions. We will confirm arrangements with you in advance.
5. What Exterior Cleaning Can and Cannot Do
We want you to be happy with the result, which starts with an honest description of what cleaning does.
What it does. Our methods remove the organic growth and buildup that make a property look dirty and that shorten the life of the surfaces underneath: algae, mold, mildew, moss, lichen, dirt, pollen, cobwebs, and surface grime.
What it does not do. Cleaning is not restoration or repair. Specifically:
- Some staining is permanent. Rust, artillery fungus, paint overspray, tar, road salt etching, mineral deposits from irrigation, deeply set tannin bleed on wood, and certain automotive or industrial fallout may not come out completely, or at all. Where we can identify these in advance, we will tell you. Sometimes they are only visible once the surrounding dirt is gone.
- Oxidation is not dirt. Aged vinyl, aluminum, and painted surfaces develop a chalky oxidized layer. Washing removes the dirt on top of it, but the surface may still look faded or uneven afterward, and in some cases washing reveals fading that the dirt was hiding. Removing oxidation itself is a separate process and is not included in a standard wash unless quoted as such.
- Wood is variable. Weathered wood may show uneven color, raised grain, or existing damage after cleaning. Cleaning restores wood substantially, not perfectly.
- Roof cleaning does not repair roofs. See section 6.
- Results are not permanent. Organic growth returns. How fast depends on shade, tree cover, moisture, roof pitch, and exposure. Cleaning is maintenance, not a one time fix.
6. Roof Cleaning
Roof cleaning has its own realities, and we would rather set expectations here than on your driveway.
- We clean roofs using low pressure soft wash methods appropriate to asphalt shingle, consistent with roofing industry guidance. We do not pressure wash asphalt shingles, because high pressure strips the granules that protect the shingle.
- Black streaking and algae generally clear as the treatment works. Moss and lichen die at the root and then release over the following weeks as weather and rain carry them off. Your roof may not look finished the day we leave. This is normal and expected, and it is the correct outcome. Physically scraping live moss off shingles damages them.
- We inspect the roof before we work on it. If the roof is too brittle, too steep, too damaged, or otherwise unsafe to clean, we will tell you and decline the job. Declining is not a judgment about your roof, it is a limit on what can be cleaned safely.
- We are not roofers and we do not inspect roofs for structural or installation defects. If we notice something concerning while we are up there, we will mention it, but you should have a licensed roofing contractor evaluate it.
- We are not responsible for pre-existing conditions that cleaning reveals or that fail under normal cleaning, including but not limited to already loose, cracked, curled, or missing shingles, deteriorated flashing, failed sealant, rusted or backed out fasteners, damaged or improperly installed gutters, or existing leaks. See section 7.
7. Pre-Existing Conditions and Property Damage
Water finds existing openings. That is the honest summary of nearly every exterior cleaning damage claim in this industry.
You agree to disclose known defects before we begin, as described in section 4. We are not responsible for damage arising from conditions that existed before we arrived, including:
- Water entering through open, unsealed, cracked, or improperly installed windows, doors, siding, trim, soffits, vents, or light fixtures.
- Failed or missing caulk, glazing, or flashing.
- Rotted, deteriorated, loose, or previously damaged wood, siding, shingles, screens, or gutters.
- Failed window seals, resulting fogging, or existing interior stains.
- Loose paint or failing stain that releases under normal cleaning.
- Faded, chalky, or oxidized surfaces as described in section 5.
- Damage to landscaping caused by conditions we could not reasonably see, or by plants already in distress. We protect and pre-wet landscaping as a matter of course, but we cannot guarantee the health of every plant.
If we cause damage, we will make it right. We carry liability insurance, and a certificate of insurance is available on request. Report any damage you believe we caused within 7 days of the service so we can inspect it while the cause is still determinable. Claims reported after that window are difficult to evaluate fairly for either of us.
8. Payment
- Payment is due on completion of the work, unless your written estimate or invoice states otherwise.
- We accept the payment methods listed on your estimate or invoice.
- A deposit may be required on larger projects. If one applies to your job, the amount will be stated on your written estimate before you accept it.
If a dispute arises about the work, tell us before withholding payment. We would rather come back and fix something than chase an invoice.
9. Cancellation and Rescheduling
You may cancel or reschedule at no charge with at least 24 hours notice. We may cancel or reschedule for weather, equipment failure, or unsafe conditions, and if we do, you owe nothing.
10. Satisfaction
If something about the finished work is not right, contact us within 14 days and we will come back and address it at no charge. This applies to areas we agreed to clean that were missed or not cleaned to the standard we described, and does not extend to results we told you in advance were not achievable, to conditions covered in sections 5 through 7, or to new growth or soiling that occurs after the service.
11. Photographs and Marketing
We photograph our work before, during, and after service, and we may use those photographs in our portfolio, on our website, in advertising, and on social media. We identify locations by town only. We do not publish your name, street address, or other identifying details. If you prefer we not use photographs of your property, tell us at any time and we will not, including after the fact. 12. Reviews and Referrals
We ask customers to leave honest reviews. We do not require, incentivize, or condition anything on a positive review, and we do not filter who we ask. If something went wrong, we would much rather hear it from you first so we can fix it.
13. Limitation of Liability
To the fullest extent permitted by New York law, our total liability arising out of or relating to the services or this website is limited to the amount you paid us for the service in question. We are not liable for indirect, incidental, consequential, special, or punitive damages, including lost income, loss of use, or diminished property value.
Nothing in these Terms limits liability for gross negligence, willful misconduct, or anything else that cannot be limited under New York law.
14. Indemnification
You agree to indemnify and hold us harmless from claims arising out of your breach of these Terms, your failure to disclose known property defects as described in section 4, or your instruction that we proceed with work after we advised against it.
15. Third Party Links
Our site links to third party websites, including our Google Business Profile and social media pages. We do not control those sites and are not responsible for their content or practices.
16. Governing Law and Disputes
These Terms are governed by the laws of the State of New York, without regard to its conflict of law rules. Any dispute that cannot be resolved between us will be brought in the state or federal courts located in Albany County, New York, and both parties consent to that jurisdiction and venue.
Before filing anything, contact us. Nearly every dispute in this business is solved by a phone call and a return visit.
17. Severability and Entire Agreement
If any provision of these Terms is found unenforceable, the rest remain in effect. These Terms, together with any written estimate or work order we provide, constitute the entire agreement between us regarding the services described. Where a signed written estimate or work order conflicts with these Terms, the written estimate or work order controls.
18. Changes to These Terms
We may update these Terms. The version posted on this page at the time you request or authorize service is the version that applies to that service.
