When Is the Best Time to Wash Your House and Roof in the Capital Region?

The working season for exterior cleaning in the Capital Region runs from about mid-April to late October. That window is set by temperature, not by scheduling convenience: the solution that kills algae and mildew slows down badly below 50°F, and by November Albany’s average high is 49°F.

Inside that window, different jobs have different best months. Washing a house in May gets you a different result than washing it in September, and cleaning gutters in the first week of October is a mistake a lot of homeowners here make at least once. Here is how the year lays out, and why.

Why 50 degrees is the number that matters for soft washing

Below 50°F it slows enough that you stop getting a real clean and start getting a rinse that looks fine for a few weeks. The algae and mildew we treated are still treated, but the house will not look the way it did the day we left.

So the honest advice is this. If the house is green and streaked and that is what bothers you, April is fine. If you want it to look sharp for as long as possible, wait until pollen season winds down and book house washing for late May or June instead.

Summer is peak season for house washing, so book ahead

July and August are the busiest months on the Near Me Exteriors schedule. Temperatures are well past the 50°F threshold, the solution works fast, and surfaces dry quickly. Albany’s July averages an 84°F high.

The only real constraint in summer is the calendar, not the weather. If you have a date that matters, like a graduation party, a family reunion, or a listing photo shoot, call a few weeks ahead rather than the week of. Late summer into early fall is the best window for roof cleaning

If you only clean one thing this season and it is the roof, aim for late August through early October.

Three reasons, and they stack. First, a full humid summer of growth is at its most visible, so we can see what is on the roof and treat all of it. Second, roofs are dry and stable enough to work on safely. Third, and this one matters most, moss holds water. A moss mat traps moisture against your shingles long after the rain stops, and every wet fall and freezing winter it sits there is another season of corroding nails and lifting shingle edges. Treated moss also releases over the following weeks rather than disappearing on cleaning day, so treating it in early fall gives it time to let go before winter.

The black streaks are a different organism, a blue-green algae called Gloeocapsa magma that feeds on the crushed limestone filler in asphalt shingles. It is the cosmetic problem. Moss is the one that damages the roof.

One thing not to do, in any month: do not rent a pressure washer and point it at your roof. High pressure strips the protective granules off shingles, and that damage does not grow back. It can also void your shingle manufacturer’s warranty. Roof cleaning is a low-pressure soft washing job, always.

Fall gutter cleaning, and why early October is too early

Most homeowners here book the fall gutter cleaning for early or mid-October, because that is when “fall cleanup” sounds right.

It is usually too early. Capital Region foliage tends to peak around mid-October, which means most of the leaves are still on the trees. Clean the gutters then and you can watch the next few weeks of leaf drop fill them right back up before winter. Oaks are the worst offenders, because many of them hold their dead leaves well into late fall.

The better time for the fall gutter visit in this area is late October into November, once the trees around your house are actually bare and before gutters freeze solid.
